(Updated with new pictures 2.4.2012)

165 W 18th St NY, NY, 10011, 1-A

for saleMy first new exclusive of 2012 is a truly unique triplex apartment at 'Slate' in Chelsea. It has just come to market. This is a one of a kind home, that features two, massive, tiered terraces totaling 926 sq. ft., plus 1843 sq. ft. of luxury living space in a building that was delivered as brand new in 2006. Entertain al fresco, under the sun and stars. Inside you'll find three floors of luxurious finishes, with kitchen and baths designed by Andres Escobar. The apartment has a very bright northern exposure, with floor to ceiling windows, Brazilian Ipe hardwood flooring, glass & lacquer kitchen cabinets, SubZero & Bosch appliances, and over 9 foot ceilings. This is an uncommonly sexy one bedroom home with plenty of room for guests, a home office, or recreation room with private terrace.

The perfect finish to an apartment hunt

Dear Peter, Thank you for your tireless efforts to find Natalie & I a great apartment. it turned out to be a bit of a crazy process but with a happy ending. We couldn't have done it without all your hard work, counsel, positive attitude and commitment to us. We spoke more to you over the past six months then with our friends and family combines! And we always felt like your most important clients. We couldn't be more pleased. All the best and I'm sure we'll be in touch soon. Cheers, Natalie & Evan

headroomI received this note today from a couple, whom I had the privilege of helping buy their first coop apartment. A nice pre-war unit at 350 East 77th Street. I met them at an open house when I was listing a unit for sale there, which lead to a long search, all over the upper east side. It was a real roller-coaster ride, and a bit too long a story to tell here. In the end they found the perfect one bedroom home, directly across the hallway from the unit where I'd met them! I do deals in every price category, but there are no small deals. It is almost always the largest transactions in a person's lifetime. I never loose sight of that. Great customers deserve a great experience. I so appreciate the thoughtfulness of this note, thanks Evan & Natalie!

Thank you for an amazing year!

This year's resolution: more living room. Happy New Year!

click to zoom image; yes, it's a reprise of my 2006 new year's resolution card

It's been a remarkable 2011. The market in New York City found it's footing again, albeit a bit cautiously. I've had the privilege of working with great clients and seeing them through to their real estate goals. The one thing that rings true for me across both my commercial building and luxury residential sales, is how much more focus it has taken to get the deals done. Nothing has come easy, and I've learned considerably about the art of brokerage. More than ever, great marketing programs have been crucial, and led to a tipping point of interest. Several deals had accepted offers that melted away, as buyers & sellers pushed to their strategic limits, without resolve. Working those out sometimes involved fiercely standing one's ground, seeing latent design opportunities which can add value, and sometimes knowing when to quit and move to the next offer. Nice to have that last option. For my clients, it comes from the added value of that my unique advertising capabilities bring. If you are thinking about bringing a property to market you should find out why my boutique approach to marketing, presentation and design get higher sales prices higher and results faster. Wishing you a prosperous and happy 2012!

Comitini sells 177 Franklin Street in Tribeca

177 Franklin Street, Tribeca, New York, NY 10013soldI'm pleased to announce my sale of this historic mixed-use loft building at 177 Franklin Street, in the heart of Tribeca. Built around 1920, this masonry building has been reinforced with structural steel, new elevator, and all new mechanical systems. The property is slated for redevelopment into a single family townhouse, or may be converted to a mixed-use condominium project. It is an ideal property for an end user that would like to create a home, operate a business, produce rental income, or any combination of the above; all in Manhattan's best neighborhood. I represented the new owners who are thrilled with their buy. It's been re-listed with Corcoran, and is available now for viewing. I'm familiar inside and out with every detail. Nothing would make me happier than to represent you as the next owner of this fine building, which embodies such enormous potential.

This marks another successful building sale for me, and sets the direction of my real estate business moving forward. I'm pulling focus on becoming downtown's preeminent dealer in mixed-use buildings and townhouses. Manhattan properties in particular are seen as desirable investments from countries where their currency is now strong against the dollar. I target a massive audience, from hyper-local to foreign, and bring the largest sales force in NYC to bear. Corcoran sells more townhouses and buildings than any other agency, 24% of them as all cash. My office offers sellers of property the resources of a boutique marketing firm to position their properties for maximum market gain. I create value from exceptional presentation and global market exposure. It's where my past experience as a creative director in print and online, merges with my decade of experience in real estate sales. In short—real estate agency meets advertising agency. Your property will stand out. I'll invoke a potent mix of design, technology, media, PR, deep market knowledge, and old fashioned salesmanship, to close the deal. If you'd like to get an idea of how much your building or townhouse is worth today, and what's different about how it would be brought to market, contact me.
